Appraisals set before market downturn

— Shawnee County property owners may be surprised at the property appraisals they're seeing in the mail this week.

Based on what the real estate market has done this year, you might think the value of your home would go down. Think again.

"The values of properties may have gone down since January 1 of this year, but the appraised values are the same. Our values for each year are based on what the property was worth as of January 1," Shanee County appraiser Mark Hixon said.

The value of your property was determined on January 1 of this year. That's before this year's market downturn. Appraisals countywide are up about 2 percent, on average. And when compared to actual sale prices, the county's appraisal averages 3 percent less. If you think your appraisal is wrong, you can appeal.

The first step is an informal appeal, where you meet with someone in the appraiser's office.

More than half of all appeals are resolved at this level.

If you're not satisfied after this step, the next stop is through the Court of Tax Appeals.

There is a deadline to appeal. December 20th if you make the payment directly, or January 31st if it's handled through an escrow account. The Shawnee County Appraiser Web site has all the contact information and online forms you'll need to begin the appeals process.

Mark Hixon is nothing more than a political hack. He just increases appraisals on everyone and really has no justification. He need to go, in the name of honest government for the people.
